Tiles or slates on the ground

A broken slate in the garden or on the pavement came from somewhere. The gap it left lets rain onto the felt, and old felt won't hold for long.

Ridge tiles rocking loose

Old mortar under ridge and hip tiles cracks and washes out. Once it goes, the wind lifts the tiles, and a ridge tile falling from three storeys is dangerous.

Crumbling verge mortar

The mortar along the gable edge takes the full force of wind-driven rain. When it drops out in chunks, water tracks in along the top of the wall.

Drips after heavy rain

A leak that only shows up in wind and rain points to a slipped slate, failed flashing or a gap at the verge rather than a hole you can see.

We find the cause, not just the wet patch. Water can travel a long way along a batten or rafter before it drips, so the stain on your ceiling is often nowhere near the fault. We go up, check the slates, the ridge, the verge and the lead, and use the drone for anything we can't safely reach. Then we tell you what's broken and show you the photos, so you know exactly what you're paying to fix.

Slipped slates go back on copper tingles or slate hooks. Broken tiles are swapped for matched ones. Ridge and hip tiles are lifted, cleaned and rebedded on fresh mortar, or dry fixed where that suits the roof. Torn felt and rotten battens under the problem area are replaced before anything goes back on. Why Brighton roofs need so many repairs

Brighton's roofs take a battering from the sea. South-westerly gales get under slates on exposed terraces in Kemp Town and Hanover, and the salt air rusts the iron nails that held Victorian slates on, so they slip one after another. Parapet walls hide valley gutters that block and back up. Higher up on the Downs, estates in Woodingdean and Patcham catch the full wind across open chalk. Can you replace just one slipped tile?

Yes. One slipped tile is a small job, but left alone it lets rain soak the batten underneath and the tiles either side soon follow. We ease the old one out, fit a matched replacement and fix it so it stays put. As Chris wrote on Google: "Came out on the day to replace a broken roof tile at a great price."

Why does my roof only leak in wind and rain together?

Because wind drives rain uphill and sideways under slates, into verges and behind flashings that stay dry in a straight downpour. On the Brighton seafront that happens with every south-westerly. It points to a slipped slate, a gap at the verge or lead that has lifted, and we check all three rather than guessing.

What causes ridge tiles to come loose?

Old mortar. Ridge tiles on older roofs sit on a sand and cement bed that shrinks, cracks and washes out over the years, and frost finishes the job. Once the bond goes, the wind rocks the tile until it lifts. We take them off, clean them, and either rebed them on fresh mortar or fit a dry ridge system with mechanical fixings.

Is winter a bad time for roof repairs?

No. Nearly all repairs carry on through winter. Slates, tiles, battens and lead don't mind the cold. Mortar needs temperatures above freezing, so on a hard frost we fix the covering and come back for the pointing on a milder day. If water is getting in, we make it watertight first, whatever the weather.

Will you tell me if a repair isn't worth doing?

Yes. If a roof has slipped slates on every slope and the nails have rusted through, patching it means paying us again next winter. We show you the drone photos, explain why and price both options so you can choose. Is it safe to leave a small roof leak until spring?

No. A small leak soaks the insulation, rots the battens and stains the plaster, and all three cost more than the original repair. Timber that stays damp all winter turns soft, and then the slates have nothing to hold on to. Get it looked at now, while it's still a small job with a small bill.
