How Crawley was built, and what that means for your roof

Most of Crawley went up quickly after it was named a new town in 1947, neighbourhood by neighbourhood, and the roofs show it. West Green, Northgate, Langley Green, Three Bridges and Pound Hill are full of 1950s and 1960s terraces and semis under concrete interlocking tiles laid over bitumen felt. That felt has had its day. It turns brittle, tears at the eaves and lets the wind lift tiles from beneath. Mortar-bedded ridges and verges crack and drop onto the path. We rebed or mechanically fix ridges and verges and renew perished felt at the eaves so the tiles sit tight again.

The later neighbourhoods have their own habits. Furnace Green, Broadfield and Bewbush added estates with plenty of flat-roofed garages, porches and link blocks, many sitting under trees that drop leaves into every outlet. Maidenbower, Forge Wood and Kilnwood Vale brought modern builds with plastic dry verge caps and dry ridge systems, and those caps crack and unclip in a strong wind. Back in the old town around the High Street, older buildings carry clay tiles and, here and there, heavy Horsham stone. Are the concrete tiles on my 1960s Crawley house worth keeping?

In many cases, yes. Concrete interlocking tiles from that era wear on the surface but stay sound, while the felt and battens underneath fail first. We lift a section, check the battens and membrane, and tell you straight whether a repair or a strip and re-lay with the same tiles will do the job, or whether new tiles are the better spend.

My new-build in Forge Wood has a leak, should I call the developer first?

If the house is still inside the developer's warranty period, report it to them first so you do not affect a claim. If the developer is slow to act, the cover has ended or the problem is storm damage, call us. Can you replace the flat roof on a garage in a Crawley garage block?
