How we do it

Clean, repair, prime, coat

A coating only lasts as long as the preparation under it, so most of the work happens before any colour goes on. We hand scrape the moss, soft wash the tiles with a biocide and let the roof dry out fully. Cracked tiles are replaced, loose ridges and verges rebedded and any gaps sealed, because paint won't hold a broken roof together and we won't pretend it will.

With the roof clean, sound and dry, we mask off windows, walls and any conservatory roof below, then apply a primer followed by the colour coats you've picked, with drying time between each. Gutters are cleared of everything the prep brought down, and all the waste goes away with us. You're left with a roof that looks years younger and sheds rain off its surface instead of soaking it up.

Which Sussex homes suit a coating

The houses that suit coating best are the 1950s to 1970s homes found all over Sussex, from the estates around Brighton to Crawley's new-town neighbourhoods. They were roofed in concrete interlocking tiles, which are tough but lose their surface to decades of sun, salt and rain. Coating gives those tiles a sealed skin again. In early January a large water stain appeared on the ceiling of our master bedroom. I assumed that one or several roof tiles were broken or had become loose and water was dripping through. My neighbour recommended Sure Seal to us and we called Jamie to come over and take a look. It turned out that one of the tiles had come loose but the real issue was that previous builders had put the insulation boards right up against the waterproof membrane causing condensation to build up. What should have happened is that needed to be an air gap between the waterproof membrane and the insulation board of at least an inch. Jamie and the team took photos of the tile and the insulation and explained the necessary work needed. The cost was very reasonable and the team took 2 days to complete. They were very courteous throughout and provided photos post work for us. I would thoroughly recommend Jamie and his team.

What is a roof coating?

It's a specialist paint system for roof tiles, applied after a deep clean. A primer seals the porous tile surface, then colour coats give it a uniform, water-shedding finish. It refreshes the look of faded concrete tiles and slows moss and algae coming back. It's a finish for sound roofs, not a fix for a failing one.

Does a roof coating stop leaks?

No, and anyone who says it does is selling you something. Leaks come from broken tiles, slipped ridges, failed lead or torn felt, and a coating won't mend any of those. That's why we fix every fault before coating, and why we tell you plainly if your roof needs repairs or replacing instead.

Which roofs can be coated?

Concrete tiles are the best candidates, especially the interlocking tiles on post-war houses and bungalows. We don't coat natural slate or old handmade clay tiles, because it spoils their look and traps moisture. Fibre cement and asbestos sheets need a different approach entirely, so talk to us about those separately.

Can I choose the colour of my roof coating?

Yes. Most people match the tiles' original shade, such as brown, red or slate grey, so the roof looks new rather than different. If you want a change, we'll show you the colour range. In a conservation area, check with the council before changing the colour of your roof, as it can need consent.

Do you have to clean a roof before coating it?

Always. Coating over moss, algae or dirt means it starts peeling before long. We hand scrape the roof, soft wash it to kill spores and lichen, and wait for it to dry fully before the primer goes on. Skipping the clean is the commonest reason cheap coatings fail.
