Should I repair or replace my flat roof?
Repair it if the problem is in one place and the deck is dry and firm. Replace it if the boards flex underfoot, the ceiling has stained in more than one spot, or you have already patched it more than once. We check the deck on every visit and give you a straight answer, with the price for both if it is close.
Why is water pooling on my flat roof?
Ponding happens when the roof has lost its fall, so water has nowhere to go. The cause is a deck that has sagged between joists, boards that have swollen with damp, or a roof laid too flat in the first place. A flat roof needs a gentle slope towards the gutter. We restore the fall with firrings or new boards, then relay the covering.
Can a flat roof be fixed while it is raining?
We can make it watertight in the rain, and that is the first job on any emergency call-out. A temporary cover or an emergency patch stops the water coming in. The permanent repair waits for a dry spell, because felt, resin and adhesives all need a dry surface to bond. You are never left with water pouring through while you wait.
What causes blisters on a felt roof?
Blisters form when moisture or air trapped between layers of felt expands in the sun and lifts the top layer into a bubble. Felt laid on a damp deck is the most common cause. A small, firm blister can be left and watched, but a soft one, or one that has split, needs cutting out and patching before rain gets under it.
Why does the leak show up away from the damage?
Because water travels. It gets in through a split or a failed upstand, runs along the top of the deck or down a joist, and drips out at the lowest point it finds. The stain on your ceiling can be a metre or more from the hole. That is why we trace leaks from the roof side and check the whole covering before repairing.
