Stripped back to the rafter feet
We take down the gutters, then strip the old timber fascias, soffits and bargeboards right back to the rafter feet. That lets us see the ends of the rafters and the felt at the eaves, which is where hidden rot starts. Soft rafter ends are repaired before anything new goes on, because uPVC fixed to rotten timber only hides the problem for a few more years.
New uPVC fascias go on true and level, with vented soffits beneath to keep air moving through the roof space and stop condensation. Where the old felt has rotted, we fit an eaves protection tray so rain running off the tiles drops into the gutter, not onto the timber. Then come the bargeboards on the gables and the box ends at the corners, and new guttering on the fascia to finish.

How much does it cost to replace fascias and soffits?
The cost is set by the length of your eaves and gables, the height of the house and how much timber has rotted behind the old boards. We cannot give a fair figure without seeing the roofline, which is why every quote comes after a free drone survey. You get one fixed price covering the boards, soffits, bargeboards and any gutters, with no deposit.
Can uPVC fascias be fitted over the old wooden ones?
Only over timber that is dry and sound, and on older Brighton houses that is rare. Capping over rot seals the damp in, and the wood carries on decaying out of sight. We strip the old timber off so we can check the rafter ends, then fit new uPVC to solid wood. It costs a little more, and you know exactly what is behind your new boards.
What is the difference between fascias, soffits and bargeboards?
The fascia is the board along the edge of the roof that the gutter fixes to. The soffit is the flat board underneath it, closing the gap between the fascia and the wall. Bargeboards run up the sloping edges of a gable end. All three protect the roof timbers from weather and pests, and all three come in uPVC.
Do new soffits need to be vented?
Yes, on most roofs. Vented soffits let air into the roof space at the eaves, which carries moisture away before it condenses on the underside of the felt and rots the timbers. Many older roofs have no ventilation at all. Replacing the soffits is the cheapest time to put that right, because the boards are coming off anyway.
Do uPVC fascias need painting?
No. uPVC fascias, soffits and bargeboards are coloured right through, so there is nothing to paint, sand or treat. A wipe with warm soapy water now and then keeps them looking fresh. That ends the cycle of scraping and repainting timber every few years, which on a coastal house adds up to real money.
Will replacing fascias disturb my roof tiles?
Only the bottom course, and only as much as the job needs. We lift or support the edge of the first row of tiles to get the old fascia out and slip an eaves protection tray underneath, then bed them back down. Nothing further up the roof is touched, and the tiles go back exactly as they were.
