Hove roofs, street by street
Hove's grandest roofs are the ones you cannot see from the pavement. Behind the stucco parapets of Brunswick Square, Adelaide Crescent and Palmeira Square sit shallow Welsh slate slopes and butterfly roofs that drain into hidden lead-lined valleys and parapet gutters. When those gutters silt up with grit and leaves, rainwater backs up under the slates and finds the top-floor flat first. We clear the outlets, dress new lead where the old sheet has cracked at its joints, and refix slipped slates on copper tingles so the fix holds against the next south-westerly.
Move north of Church Road and the stock changes. The Avenues, from First Avenue up to Grand Avenue, are lined with tall red-brick Victorian and Edwardian villas carrying clay tiles, terracotta ridges, bay roofs and the odd turret. Poets' Corner and the streets around Goldstone Villas are tighter Victorian terraces with shared chimney stacks. Further out, Hove Park has 1930s semis and detached houses, and Hangleton and West Blatchington bring post-war homes, many now with flat-roofed dormers and rear extensions. Each needs a different hand, and we price each roof on what we find up there.

What goes wrong on Hove roofs
These are the faults we look for first on a Hove survey, and each one comes from how the houses were built.
Blocked parapet gutters
Hidden behind the parapet, these lead or asphalt channels fill with silt and moss. Once the outlet chokes, water tracks back under the bottom slate course and stains the ceiling of the flat below.
Cracked lead in butterfly valleys
Long runs of old lead expand and contract in the sun until they split at the laps. We cut out the tired sections and dress in new lead with proper drips and rolls.
Nail sickness on Welsh slate
The slate itself lasts for generations, but the iron nails holding it rust through first, faster still this close to the sea. Slates slide out one by one, then in rows after a gale.
Shared stacks on terraces
One chimney often serves two or three houses in Poets' Corner and Brunswick Town. Cracked flaunching, loose pots and failed flashing let water in on both sides of the party wall.

We had an issue with a leak coming from our chimney and on getting up there realised our flat roof had been installed poorly. Brendan was so professional throughout, talking us through everything and not pressuring us to make quick decisions regarding the repair. His team were very efficient and got the job done in 2 days. Brendan kept me updated throughout the job, sending photos of the work. His team left the place spotless, even washing down the roof on completion. Having had a few quotes from some rather suspect companies, these guys are so genuine and clearly take pride in doing the job well. Would recommend and call again if needed.
If you have any roofing work or repairs to be done, then look no further than Sureseal Roofing & Guttering. I have found William and his team to be responsive & professional. They were able to address all my queries and advise wherever necessary. Most importantly their standard of finished work measured upto what had been committed, as well as my expectations of high quality. I whole-heartedly recommend their work.
I had an issue with my roof. There was a slight leak. It turned out to be a major issue. I called multiple companies they were asking for substantial amount of money. Some of them even mention that I have to replace the whole roof but this company has turned up and sorted out with a very minor issues and Very cost efficient. I highly recommend them

Roofing questions from Hove
Who pays to repair the roof on a Hove house split into flats?
The freeholder or management company normally arranges roof repairs on a converted house, with the cost shared through the service charge as the lease sets out. We quote the freeholder or managing agent directly, send drone photos everyone can see, and keep the top-floor leaseholder in the loop, because theirs is the ceiling at risk. Read your lease for the exact split before work starts.
Can you replace Welsh slate on a Regency roof in Brunswick Town?
We can, matching what is already there: sound original slates go back on, and natural slate of the same size and colour fills the gaps. Before anything about the roof covering changes, ask the council if your house is listed or in a conservation area. We send photos and a written description of the work that you can pass straight on to them.
Why does my Hove top-floor flat leak only in heavy south-westerly rain?
Wind-driven rain is the giveaway. A south-westerly off the sea pushes water sideways up under slates, through gaps in lead flashing and over the top of choked parapet outlets, so the leak shows only in storms. We find the entry point with the drone and from the roof, then fix the lap, flashing or outlet causing it rather than smearing sealant over the symptom.
Do you work on the 1930s and post-war houses around Hove Park and Hangleton?
We do, and those roofs have their own set of faults. Many of those houses were re-roofed in concrete interlocking tiles years ago, and now the felt under them has perished, the ridge mortar has cracked and the felt on later dormers and extensions has reached the end of its life. We repair what is sound and quote a re-roof only when the battens and felt have genuinely had it.
