When moss becomes a problem

A little moss is cosmetic, but a lot of it is doing damage.

Cushions of moss on the tiles

Moss grows in thick pads along the tile laps and in the gaps between them. Each pad holds water like a sponge against the roof.

Tiles lifting at the bottom edge

Moss that grows up under the tail of a tile pushes it upwards. Wind then gets under the lifted tile and rain gets in behind it.

Gutters full of green debris

Rain washes moss off the roof into the gutters and downpipes. They block, overflow and send water down the walls instead of into the drain.

Black streaks and lichen

Dark staining and crusty lichen patches on concrete tiles show algae and lichen have taken hold. They spread further across the roof every damp season.

One slope greener than the other

The shaded side of the roof dries slowest, so moss grows fastest there. If the north slope is green and the south isn't, that's why.

How we do it

Hand scraped, soft washed, never blasted

We never pressure wash a roof. A jet strong enough to shift moss also blasts the surface off concrete tiles, drives water up under the laps and cracks older clay. Instead, the crew works on the roof with hand scrapers and soft brushes, taking the moss off tile by tile and clearing the gaps between them. Any tiles that are cracked or slipping are pointed out to you, with photos, before we touch them.

Once the moss is off, the roof gets a soft wash: a low-pressure biocide treatment that kills the spores, algae and lichen left behind, so regrowth is held back instead of starting again straight away. Then we clear every gutter and downpipe of what's come down, bag the lot and take it away. If the tiles are sound but tired, a roof coating straight after the clean seals them and keeps the moss off for longer.

Why moss thrives on Sussex roofs

Sussex is mild and damp for much of the year, and moss loves it. Concrete tiles on the post-war estates around Brighton, from Woodingdean to Hangleton, have a rough surface that moss grips easily. Roof cleaning and moss removal questions

Is moss bad for my roof?

Yes, once it builds up. Moss holds water against the tiles, which speeds up frost damage, and it grows under the tile edges and lifts them. Clumps that break away end up in the gutters and downpipes, which then overflow down the walls. A light dusting isn't a problem, but thick cushions across the roof need clearing.

Why don't you pressure wash roofs?

Because it damages them. A pressure washer strips the surface off concrete tiles, leaving them rough and porous so moss comes back faster, and it can crack older clay tiles and force water under the laps into the loft. Hand scraping followed by a low-pressure soft wash gets the roof clean without taking years off it.

Will the moss grow back after cleaning?

In time, yes, because the spores are everywhere. The soft wash kills what's left on the roof and slows regrowth a great deal. A roof coating after the clean slows it further by sealing the tile surface. Keeping overhanging branches trimmed back and gutters clear helps too.

Do you clean the gutters after removing moss?

Yes, every time. Scraping a roof sends moss straight into the gutters, so we clear every run and check the downpipes flow before we leave. It's all bagged up and taken away with us, not left in your bins. One Yell reviewer summed it up: "I had moss removed from my roof, and the service was excellent."

Can you remove moss from a slate roof?

Yes, gently. Slate is smooth, so moss doesn't grip it as hard as concrete, but it still builds up in the joints and at the tails. We clear it by hand with plastic scrapers that won't mark the slate and finish with a soft wash. We don't coat natural slate: it doesn't need it.
