Roofs on the hills of Hastings and St Leonards

The Old Town packs centuries of building into a narrow valley between the East and West Hills. Along All Saints Street and the High Street you find timber-framed houses, tile-hung upper storeys, weatherboarding and steep clay tile roofs at every angle, with the tall black net huts on the Stade down by the beach. Roofs here face salt wind off the Channel and sit on sloping ground, so access takes planning. We survey by drone first, then fix slipped tiles, tired valleys and rotten roof timbers without disturbing more than we need to.

St Leonards is a different animal. James Burton laid it out in the 1820s as a planned resort, and the stucco terraces around Warrior Square and along the seafront carry slate roofs, parapets and hidden gutters much like Brighton's Regency streets. Further up the hill, Bohemia, Silverhill, Ore and Clive Vale are Victorian and Edwardian terraces with bay roofs and shared stacks, while Hollington brings post-war estates under concrete tiles. On streets this steep, rain runs hard off every roof, and gutters and downpipes have to cope with a lot of water arriving at once.

Hastings roof problems worth catching early

Old buildings, steep ground and Channel weather give Hastings roofs a distinctive set of faults.

Slipping tile-hanging

Clay tiles hung on upper walls lose their nails and slide, exposing the battens to driving rain. We rehang the tiles on new battens and nails, matching the old ones wherever any have broken.

Rotten timbers in old houses

Ancient rafters and battens in the Old Town suffer where water has crept in for years. We cut out the rot, splice or replace the timbers and re-roof the section properly.

Overloaded gutters on steep plots

Houses built into the hillside send a lot of water down fast. Sagging or undersized gutters overflow and soak the walls, so we realign, reseal or replace them with deeper runs and new downpipes.

Weathered stacks in the sea air

Exposed chimneys across Ore and the West Hill lose pointing and flaunching to salt and frost. We repoint, rebed the pots and reflash where the stack meets the roof.

Great service for flat & tiled roof repair. Professional and knowledgeable advice on works required. Good management which gave quick response and completion of works required.

NNatalieFebruary 2026 · Flat roof

We had an issue with a leak coming from our chimney and on getting up there realised our flat roof had been installed poorly. Brendan was so professional throughout, talking us through everything and not pressuring us to make quick decisions regarding the repair. His team were very efficient and got the job done in 2 days. Brendan kept me updated throughout the job, sending photos of the work. His team left the place spotless, even washing down the roof on completion. Having had a few quotes from some rather suspect companies, these guys are so genuine and clearly take pride in doing the job well. Would recommend and call again if needed.

NNinanJanuary 2025 · Guttering

If you have any roofing work or repairs to be done, then look no further than Sureseal Roofing & Guttering. I have found William and his team to be responsive & professional. They were able to address all my queries and advise wherever necessary. Most importantly their standard of finished work measured upto what had been committed, as well as my expectations of high quality. I whole-heartedly recommend their work.

Roofing questions from Hastings

Can you get scaffolding up on the steep streets of Hastings Old Town?

Yes, although the ground makes it a planning job. Narrow lanes and sloping pavements need scaffolding designed for the ground, and a scaffold standing on the public highway needs a licence from the council. We sort the access as part of your quote, and for many repairs we use roof ladders and the drone survey to avoid full scaffolding altogether.

Is tile-hanging on a Hastings house a roofing job?

It is, because it uses the same clay tiles, battens and nails as a roof. We refix slipped hanging tiles, replace broken ones, renew the battens behind them and fit a membrane where there is none. Getting it right matters in Hastings, where driving rain off the sea hits upper walls as hard as it hits roofs.

Why do St Leonards terraces leak at the top-floor ceiling?

The hidden gutter behind the parapet is the prime suspect. Burton-era and Victorian terraces drain their slate roofs into lead or asphalt gutters behind the front wall, and when an outlet blocks or the lining cracks, water spills into the top of the house. We clear, reline and reseal the gutter, then check the slates and lead above it.

Do you come out to Bexhill, Battle and Rye as well as Hastings?

We do, along the coast and inland. Our cover runs along the A259 through Bexhill and out to Rye and Winchelsea, and inland up the A21 to Battle and beyond. Every visit comes with a free quote and no call-out charge, and every job, however small, is fully guaranteed.
