Plenty of leaking conservatory roofs just need repairing. We replace perished seals and glazing bar gaskets, fit new end caps and flashing where the roof meets the house wall, reseat slipped panels and clear and reseal the box gutter. If one or two polycarbonate sheets have cracked, we cut and fit new ones rather than touching the whole roof. The drone photos show you what we found before we quote a penny.
When the roof is past repair, we take it off down to the frames and walls. A replacement in polycarbonate or new glass goes back on the existing structure once we've checked it's sound. A solid roof is a bigger job: a new timber frame, insulation, a plasterboard ceiling inside and lightweight tiles or slate outside, so the room feels like part of the house. All the old sheets and timber leave with us.

What drives the cost of a conservatory roof

Conservatory roofs questions
Can you replace just the conservatory roof and keep the frames?
Yes, if the frames and dwarf walls are sound. Most uPVC and aluminium conservatory frames outlast the roof, so we take the old roof off and fit the new one to the existing structure. For a solid roof we check the frames can take the extra weight, and add support posts or a ring beam if they can't.
Do I need building regulations approval for a solid conservatory roof?
Yes. Replacing a glazed or polycarbonate roof with a solid one needs Building Regulations approval, because the structure has to carry more weight and meet insulation standards. It doesn't normally need planning permission if the size of the conservatory isn't changing. We take you through what's involved when we quote.
Why does my conservatory roof leak where it meets the house?
Because that joint is where most conservatory leaks start. The wall plate and flashing along the top of the roof rely on sealant and a lead or trim flashing, and both fail with age. Water runs down the house wall, gets behind the flashing and drips into the room. We cut in new flashing and reseal the joint properly.
Is a solid roof better than a glass roof?
For using the room all year, yes. A solid roof holds heat in winter and blocks the summer sun, so it feels like a proper extension. Glass is the better pick if you want to keep the light and the view of the sky. Plenty of people split the difference with a solid roof and a glazed panel or roof windows.
What can I do about condensation on my conservatory roof?
Improve the roof and the ventilation. Condensation forms when warm, damp room air meets a cold roof panel, and single-skin polycarbonate and old glass are the worst for it. Trickle vents and an open window help, but the lasting fix is a better insulated roof, whether that's multiwall sheets, solar control glass or a solid roof.
Can a cracked polycarbonate panel be replaced on its own?
Yes. We undo the bar caps either side, slide out the damaged sheet, cut a new one to size with fresh end closures and tape, and cap it back down. It stops the leak and keeps insects and dirt out of the flutes, without replacing the rest of the roof.
