Warm deck, rafters or loft side
On a flat roof, we build it as a warm deck. The insulation boards go on top of the deck, under the waterproof layer, so the whole structure stays warm and dry and the condensation problems of old cold deck roofs go away. A vapour control layer sits underneath, the boards are fixed down, and then the GRP, EPDM or felt goes on top. Nothing changes inside the room, and the ceiling stays exactly where it is.
On a pitched roof being re-covered, we fit insulation between or over the rafters while they're exposed, with a breathable membrane and the right ventilation gaps so the timbers stay dry. If the roof covering is sound, we insulate from the loft side instead: topping up between and over the joists, keeping the eaves clear for airflow and boarding walkways so the insulation isn't crushed. Either way, the old, compressed material goes away with us.

Insulating Brighton's older roofs
Brighton's Victorian and Regency houses were built with no roof insulation at all, and many of their attic bedrooms sit directly under the slates. Roof insulation questions
Do building regulations require insulation when I re-roof?
Yes, once the job is big enough. Renewing more than half of a roof's area counts as renovating a thermal element, and the insulation then has to be brought up to the current standard where that is technically and financially sensible. Building control will expect it. That's another reason to insulate while the roof is open.
What is a warm deck flat roof?
It's a flat roof with the insulation on top of the timber deck rather than between the joists underneath. The boards sit under the waterproof membrane, which keeps the deck and joists warm and dry. That stops the condensation that rots old cold deck roofs, and it's the standard way to build a new flat roof now.
Can you insulate a roof without taking the tiles off?
Yes, from the inside. In an ordinary loft, we lay insulation between and over the ceiling joists. In a loft room, rigid boards go between and under the rafters, leaving a ventilation gap behind them. Stripping the roof is only needed if you're re-roofing anyway, and then it's the ideal time.
Will insulating my loft cause condensation?
Not if it's done right. Condensation happens when warm, damp air reaches a cold roof space with no way out. We keep the eaves clear so air can move, fit vents where the roof needs them and use a breathable membrane on re-roofs. Stuffing insulation into the eaves is the mistake that causes trouble.
Is it worth insulating a flat roof extension?
Yes, and it's one of the most noticeable upgrades in a house. Rooms under uninsulated flat roofs lose heat fast in winter and overheat in summer. If your flat roof is due for replacement, building it as a warm deck costs little extra and makes the room below comfortable all year.
