How to spot an asbestos roof
If your garage or outbuilding went up before 2000, check for these.
Grey corrugated sheets
Wavy grey sheets on a garage, shed or lean-to built before the UK ban in 1999 are very often asbestos cement. Treat them that way until you know otherwise.
Fibrous edges on breaks
A broken sheet edge that looks fibrous rather than cleanly snapped is a warning sign. Don't pick at it or sweep it up: leave it for us to see.
Cracks and holes
Weathered sheets go brittle, crack along the corrugations and let rain into the garage. Patching them means drilling, and drilling is the thing to avoid.
Heavy moss and lichen
Sheets that have sat out in the weather for decades grow moss and lichen that roughen the surface and hold water against it.
Planning a sale or rebuild
Buyers' surveyors flag asbestos garage roofs, and you can't knock down or convert a garage without dealing with the roof first.

Off in one piece, then a new roof on
We keep the sheets whole. The fixings are cut or unscrewed rather than smashed, the surface is dampened down to keep dust out of the air, and each sheet is lowered by hand, never thrown or dropped. The crew wears the right protective equipment, and the sheets are wrapped in heavy-duty polythene and sealed as they come off, then loaded straight onto our vehicle so nothing is left lying in your garden.
With the old sheets gone, the building gets a new roof. On a flat garage, a new timber deck goes down with GRP fibreglass, EPDM rubber or torch-on felt on top, so it's properly waterproof for the first time in years. On a pitched or curved roof, we fit sound timbers where needed and new fibre cement or coated steel sheets. Gutters and fascias can be renewed at the same time, and all the waste leaves with us.

Where asbestos roofs turn up in Sussex
Asbestos cement went onto garages, sheds and outbuildings across Sussex for decades, right up to the 1999 ban. You'll find it on the rows of lock-up garages behind post-war estates in Brighton, Crawley and Worthing, on prefabricated concrete garages in back gardens, and on farm buildings and stables on the edges of the Downs. Many of those roofs are now brittle and leaking, and owners want them gone before they sell, extend or rebuild.

Lovely man came to do my roof, we had a massive hole down the centre, saw two three different roofers and they all gave ridiculous quotes, this was affordable, reasonable, and a very quick and safe process, highly recommend everyone to give them a call
Had Jamie and the team out sort a leak on my roof fast reliable and even cleaned up and took away the waste would highly recommend them and even beat a previous quote I had got
Amazing company. Came out quickly, quoted and fixed an issue with a leak in my roof. Friendly team and excellent service.
We had an issue with a leak coming from our chimney and on getting up there realised our flat roof had been installed poorly. Brendan was so professional throughout, talking us through everything and not pressuring us to make quick decisions regarding the repair. His team were very efficient and got the job done in 2 days. Brendan kept me updated throughout the job, sending photos of the work. His team left the place spotless, even washing down the roof on completion. Having had a few quotes from some rather suspect companies, these guys are so genuine and clearly take pride in doing the job well. Would recommend and call again if needed.

What affects the cost of asbestos roof removal
The size of the roof and the number of sheets set the base cost, along with how the waste has to be handled and disposed of. Access matters a lot: a garage on the front drive is simpler than one at the end of a long garden behind a terrace. Then it's the new roof you choose, and whether the timbers underneath are fit to carry it or need renewing.
What sets the price
- Roof size and sheet count
- Access to the garage or outbuilding
- Handling and disposal of the sheets
- Condition of the timbers
- Choice of replacement roof
- Gutters and fascias renewed
No surprises: the price on your written quote is the price you pay. No deposit.

Asbestos roof removal questions
How can I tell if my garage roof is asbestos?
If it's grey cement sheet, corrugated or flat, and went up before 2000, treat it as asbestos until you know otherwise. Newer fibre cement looks almost identical, so the only certain answer is a sample tested by a lab. Don't break a piece off to check. We'll look at it with you and tell you what we think it is.
Is it safe to leave an asbestos roof alone?
Asbestos cement in good condition, left undisturbed, releases very little. The risk comes when it's broken, drilled, sanded, jet washed or weathered until it crumbles. If the sheets are cracked, brittle or leaking, or you're planning any work on the building, that's the time to have them removed properly.
Can I remove an asbestos garage roof myself?
We'd strongly advise against it. Breaking, cutting or dropping the sheets releases fibres, and the waste has to be wrapped and taken to a site that accepts asbestos. Getting it wrong puts you, your family and your neighbours at risk. We take the sheets down whole and remove every piece.
What do you replace an asbestos garage roof with?
It depends on the garage. On a flat roof we fit a new timber deck finished in GRP fibreglass, EPDM rubber or torch-on felt. On a pitched or curved roof, modern fibre cement or coated steel sheets do the same job without the asbestos. We show you the options and price each one.
What happens to the asbestos sheets after removal?
They leave with us. Every sheet is wrapped in heavy polythene on the roof, sealed and loaded onto our vehicle, along with the fixings and any broken fragments. Nothing is stored in your garden or dumped in your bins, and the garage floor is cleared before the new roof goes on.
