Signs a rubber roof is the answer
EPDM makes the most sense when your roof ticks one of these boxes.
A big, simple flat roof
Large rectangular roofs over garages, rear extensions and flats suit a single sheet of rubber. One piece covers the lot, with no laps across the middle.
Felt cracked by frost and sun
Old felt goes brittle, then cracks as it heats and cools. EPDM stays flexible from winter frost to midsummer heat, so it moves with the roof.
A timber-framed building
Summer houses, garden rooms and timber extensions are no place for a gas torch. Rubber is glued down cold, with no naked flame near the cladding.
Plans for a warm roof
Adding insulation boards on top of the deck? EPDM bonds straight onto the new top deck, giving a light, warm build-up with nothing heavy to carry up.
Leaks along old joins
Built-up roofs leak where one sheet overlaps another. A single rubber membrane takes those joins out of the picture across the whole roof.

How we fit Firestone RubberCover
We strip the old roof and get the deck right first, replacing any soft boards with fresh OSB3 so the rubber has a smooth, clean base. Any lump or gap shows through a membrane, so we sand, fill and sweep before the sheet comes out. The membrane is cut from the roll to cover the whole roof in one piece, then left to relax flat so it bonds down without ripples.
The main area of the roof is bonded with water-based adhesive, and the perimeter with contact adhesive for a stronger grip at the edges, where wind lifts hardest. Then the trims: drip trims into the gutter, kerb trims on open edges and termination bars or flashings where the rubber turns up the wall. Corners are folded and formed, never cut, so there are no weak points at the angles.
- Deck prepared smooth and clean
- Firestone RubberCover in one sheet
- Water-based bond across the roof, contact at the edges
- Folded corners, never cut
- Trims and wall flashings fitted
- No naked flame on site

Rubber roofs and the Sussex coast
Brighton gets the full weather menu: salt spray on the south-westerly winds, frosts on the higher estates towards the Downs, and hot sun reflecting off the sea in summer. EPDM copes with all of it, because rubber does not crack in the cold or soften in the heat. It is a strong choice for the big rear extensions on Hove's Edwardian houses and for garden rooms, where a gas torch is the last thing you want near timber cladding.
What homeowners wrote after the job
Great service for flat & tiled roof repair. Professional and knowledgeable advice on works required. Good management which gave quick response and completion of works required.
We had an issue with a leak coming from our chimney and on getting up there realised our flat roof had been installed poorly. Brendan was so professional throughout, talking us through everything and not pressuring us to make quick decisions regarding the repair. His team were very efficient and got the job done in 2 days. Brendan kept me updated throughout the job, sending photos of the work. His team left the place spotless, even washing down the roof on completion. Having had a few quotes from some rather suspect companies, these guys are so genuine and clearly take pride in doing the job well. Would recommend and call again if needed.

Most importantly their standard of finished work measured upto what had been committed, as well as my expectations of high quality. I whole-heartedly recommend their work.

Pricing a rubber roof
Rubber roofs are priced on the size of the membrane plus the detail work around it. A plain rectangle with one gutter edge is straightforward to lay and trim. An L-shaped roof with a lantern, a soil pipe and two wall abutments needs more adhesive, more forming and more care. We check the roof with the drone and look at the deck, then give you one fixed figure.
What sets the price
- Roof size and shape
- Condition of the deck boards
- Pipes, lanterns and vents to seal around
- Wall abutments and flashings
- Insulation for a warm roof
- Length of trims and gutter edges
No surprises: the price on your written quote is the price you pay. No deposit.

EPDM rubber roofing questions
What is EPDM rubber roofing?
EPDM is a synthetic rubber membrane made for roofs. It comes in large sheets, so most home flat roofs are covered in a single piece bonded to the deck, with trims at the edges. It stays flexible in frost and heat, does not rot, and has no joins across the middle for water to open up. We fit Firestone RubberCover, a membrane made for homes.
Is EPDM better than GRP?
On larger, simple roofs and timber buildings, rubber has the edge: it is laid cold, flexes with the structure and covers big areas in one sheet. GRP wins on small, fiddly roofs with lots of corners and on roofs you walk on regularly, because it cures hard. Both last when fitted properly. Book a survey and you get a straight recommendation for your roof, not a sales pitch.
Is an EPDM roof fitted with a blowtorch?
No. Firestone RubberCover is bonded with adhesives, so there is no gas torch and no naked flame anywhere on the job. That makes it a safe choice next to timber cladding, roof windows and garden rooms, and it means no fire risk lingering after we leave. The only heat involved is the sun helping the adhesive grab.
Can a rubber roof be repaired if it gets punctured?
Yes. A puncture or tear is cleaned, primed and covered with an EPDM patch bonded over the damage, which gives a permanent, watertight repair. It takes a sharp object or a dropped tool to damage rubber in the first place. If you ever spot a cut, call us and we will patch it before water reaches the deck.
Will seagulls damage a rubber roof?
Gulls peck at anything loose, so the weak spot is a lifted edge or a flapping lap, not the sheet itself. A fully bonded RubberCover roof with properly fixed trims gives them nothing to pull at. If gulls do nest on the roof, we clear the debris once the chicks have gone and check the membrane underneath for damage.
Can EPDM go on top of roof insulation?
Yes. For a warm roof we lay a vapour control layer over the deck, then rigid insulation boards, then a new top deck, and bond the rubber to that. It keeps the room below warmer in winter and stops condensation forming on the timbers. Tell us if the room under the roof feels cold and we will price the insulated build-up alongside the standard one.
