Mortar dropping from the joints
Sandy grit on the roof, in the gutter or on the path below means the joints are eroding and water is getting into the brickwork.
Cracks around the pots
The cement bed holding the pots cracks with frost and age. Water then runs down inside the stack, and the pots work loose.
A lean visible from the road
A stack that is out of plumb is a safety issue, not a cosmetic one. Get it looked at before a winter storm finds the weak point.
Damp on the chimney breast
Damp patches on the breast in a bedroom or the loft point to failed flashing, eroded pointing or an open flue with no cap on top.

Drone first, scaffold second
We start with the drone. A close look at every face of the stack shows us the pointing, the flaunching, the pots and the lead without anyone setting foot on your roof, and you get to see the photos too. From that we tell you what needs doing now, what can wait a year or two, and what it all costs, in writing, before any scaffold goes up.
Then we set up safe access and do the work in the right order: pots and flaunching first, then the pointing or rebuild, then the lead flashing at the base so everything above it sheds water properly. Old mortar, broken pots and offcuts come down with us and leave in our van, and we clear the gutters of any grit the job has dropped into them.

Brighton chimneys and the salt air
Brighton's Regency and Victorian terraces carry tall brick stacks, often shared between neighbours, with rows of clay pots on top. They were built with soft bricks and lime mortar, and they sit right in the path of the salt-laden south-westerlies coming off the Channel. Salt and frost together eat mortar and blow the faces off soft bricks. For a chimney you no longer use. We take it down below the roofline, cap and vent the flue and tile over the gap, which ends the maintenance bills on that stack for good.

Chimneys questions
How do I know if my chimney needs repairing?
Look for mortar crumbling from the joints, cracks in the cement around the pots, plants growing out of the brickwork, a visible lean, or damp on the chimney breast inside. Any one of those means water is getting in. If you cannot see the stack clearly from the ground, book our free drone survey and we will show you close-up photos of every side.
Do you need scaffolding to repair a chimney?
For most chimney work, yes, because scaffold is the safe way to work on a stack. Small jobs such as refixing a cowl or a minor flashing repair can sometimes be done from roof ladders, depending on the pitch and height of the roof. We tell you which your job needs when we quote, and the scaffold is included in the price.
Does home insurance cover chimney repairs?
Storm damage, such as pots blown off or a stack damaged in high winds, is often covered by buildings insurance. Wear and tear, like eroded mortar or old lead, is not. Check your own policy wording before you claim. If you are claiming, our drone photos and written quote give your insurer clear evidence of the damage and what it takes to put right.
What is chimney flaunching?
Flaunching is the sloped bed of mortar on top of the stack that holds the pots in place and throws rainwater off the top. It takes the worst of the weather, so it cracks before anything else on the chimney. Once it cracks, water runs into the stack and the pots work loose. We hack off failed flaunching and bed the pots in a fresh, well-shaped mix.
Is it worth repairing a chimney I never use?
Only if it is in good shape. A redundant chimney still needs pointing, flaunching and flashing like one you use, so a stack in poor condition is often better taken down below the roofline and tiled over. If it only needs light repointing, repair is the cheaper route today. We give you both prices so you can weigh them up.
