How we do it

Taking a stack down safely

With scaffold up and the roof sheeted, we lift the pots and take the stack down brick by brick, lowering the rubble in bags rather than dropping it down the flue or onto your slates. We go down below the rafters so the new roof covering can run straight across the opening. Every brick, pot and bag of rubble leaves site with us, and the ground below gets swept.

Next we cap the remaining flue and build in ventilation, because a sealed chimney breast traps damp and condensation that ends up staining the walls inside. Then we fit new timbers across the opening where the rafters need them, lay breathable membrane and battens, and slate or tile over so the gap disappears. We source slates or tiles to match, so the patch does not stand out from the street.

Can a chimney be removed above the roofline only?

Yes, and it is the most common way to do it. We take the stack down to below the rafters, cap and vent the flue, and slate or tile over the gap so the roof runs straight through. The chimney breasts inside the house stay exactly where they are, so none of your rooms are disturbed and all the work happens on the roof.

Do I need permission to remove a chimney?

Check with your local council before any work starts, especially if your home is listed or sits in a conservation area. If the stack is shared with next door, speak to your neighbour and take advice on any party wall agreement you need. We cannot make that call for you, but we will point you to the right people when we quote.

What happens to the chimney breast after the stack is removed?

It stays where it is, and we make sure it stays dry. With the stack gone, the flue is capped at the top and still needs airflow, otherwise condensation builds up inside and shows as damp patches on the breast. We fit a vented cap and advise a small vent in the breast in each room, so the old flue can breathe.

Will the roof match after the chimney comes down?

It will once the new pieces weather in. We source slates or tiles to match your roof, reclaimed when the originals are no longer made, and lay them to the same gauge and pattern. On a Welsh slate terrace, the patch sits in with the rest straight away. On clay tiles, a little weathering softens any colour difference.

Is removing a chimney cheaper than repairing it?

Over the life of the house, often yes. A removal costs more than a single round of repointing, but it ends every future bill for pointing, flaunching, pots and lead on that stack.
